Situated in South Ahemdabad, Mani Nagar is witnessing an increase in demand for 1 and 2 BHK apartments in the affordable range. The locality has a large population of salaried class owing to the presence of many central and state government offices along with branches of various banks such as ICICI, HDFC, HSBC, Sate Bank of India, Indusland bank etc. These organizations hire professionals from various parts of the country on a regular basis. This large working population has fuelled the demand for budget housing in Mani Nagar as it offers liveable residential environment at pocket friendly prices.
The prices in nearby areas such as Vastral and Narol are higher by at least 5-7 per cent as compared to Mani Nagar, which is fuelling demand in this locality," says realtor S K Nair from metro City Propertes.
To cater to the rising demand for affordable residences, many local developers such as B Safal Constructions Pvt Ltd and Mahadev Constructions Pvt. Ltd have come up with budget housing projects in the area," says Vipul Rathi, CEO Space Solutions, (A Division of Investo Solutions).
B Safal Construction is coming up with a project called Pariskhkar that offers only 2 BHK units in the range of Rs 3500-3800 per sq ft. On the other hand Mahadev Constructions has two projects called Takshila and Shree Nand City III and IV in Mani Nagar, that offer both 1 and 2 BHK units. While apartments in Takshila are available within a price range of Rs 2300-2600 per sq ft, Shree Nannd City offers apartments in the range of Rs 2400-3000 per sq ft. The prices for these units have risen by 3 per cent during the Apr-Jun 2012 quarter, as per data on MagicBricks.com.
Apart from the affordable prices, the locality is also preferred owing to the connectivity and good social infrastructure offered. "The locality is well connected to NH8 and the under construction six lane Sardar Patel Road which connects it to nearby areas such as Nikol, Vastral and Narol etc.," says realtor Kamlesh Thakkar of Pawan Estate Management. The railway station is also situated at a distance of just 2-3 kms with all the major trains passing through this station. There are many schools, colleges and hospitals in the locality.
Mani Nagar also offers many recreational options to its residents. For instance there is a zoo named Kamla Nehru Zoo and children's playground called Balvatika. It also hosts a museum named after Rubin David. The famous Jal-Dhara Waterpark is also situated here.
